Object of the contract

These terms and conditions regulate the legal relationship between the guest / tenant and Easy Living AG (hereinafter: Easy Living) in CH-6010 Kriens, Amlehnstrasse 22, as the lessor of apartments. If Easy Living offers third parties for rentals, services or goods, their general terms and conditions apply.

Validity of the terms and conditions

These general terms and conditions are fully recognized by the guest / tenant when they are registered and are therefore a supplementary component of every rental agreement and all other agreements with Easy Living.

Reservations

Bookings at Easy Living can be made in person, in writing (letter or email) or by phone. Each booking becomes binding only after the subsequent booking confirmation from Easy Living and the receipt of the advance payments to be made by the guest / tenant to Easy Living (deposit and rent). When booking via external booking platforms, their terms and conditions also apply. Any booking changes or cancellations must always be done via the platform / providerwith whom the booking was made, otherwise changes or cancellations will not be recognized.

Payments

The payment of the offers from Easy Living has to be made in advance when booking / ordering, or at the latest at check-in. As soon as the contractual payment has been irrevocably received by Easy Living, the guest / tenant receives the code for the key safe so that they can access the rental property. The late or non-payment of a rental object or other ordered services or goods is considered a withdrawal from the contract and entitles Easy Living to further assign the rental / contract object and at the same time to charge a cancellation and processing fee from the guest / tenant, which is directly deducted from the deposit. For all bookings, the full prepayment of the deposit and the total rental costs is required, by credit card, bank transfer or cash payment. Cancellation or processing fees may also be charged on the credit card authorized for the booking.

Deposit

Depending on the apartment / room, a additional deposit, in cash or by credit card, is to be paid before check-in, which will be refunded if there has not been problems following the houserules during the stay or at the check-out the room / apartment shows no damage for which the guest / tenant is responsible. Any damage that the guest / tenant is directly or indirectly responsible for will be deducted directly from the deposit or charged on the credit card authorized for the booking concerned.

Check-in

Arrival dates (time, booking a parking space, additional bed, special requests, possible delays) must be communicated at least 24 hours in advance, as the reception is not occupied all the time. The opening times can be found on the easy-living.ch homepage. For emergencies, the reception can be reached by phone at +41 41 250 46 48.

If the reception is not occupied, the key will be deposited in a key safe, The guest / tenant will receive the code to use in the check-in as soon as the previously required payments have been made. The respective apartment / room key is released by entering the code at the corresponding key safe. The booked apartment / room is ready for new arrivals earliest from 16.00 o'clock onwards.

Late Check-in

The apartments / rooms are on the Check-in date from 16.00 o'clock ready. Arrivals after 6 p.m. must be notified in advance by email or telephone so that a late check-in can be organized.

Check-out

On the day of departure, the apartment / room must be vacated by 10:00 AM. at the latest so that the final inspection and cleaning can be carried out. For all checkouts after 10:00 AM that is not agreed on in advance with Easy Living, a surcharge will be charged.

A later check-out is only possible if no new guests are expected for the corresponding apartment / room on the same day. A late check-out until 6:00 p.m. is possible for an additional charge of half a day's rent (50%). When checking out after 18:00 o'clock the whole nighlty price of the room will be charged.

The apartment / room must be left tidy at check-out and the waste disposed properly. Costs of any possible damage is to be paid by the tenant and is to be paid in cash at check-out, or by charge it off against the deposit or by debiting the amount for Easy Living on the credit card authorized at the time of booking. Costs that cannot be covered by the deposit must be paid separately.

The key must be returned to the reception upon check-out. If you leave outside of reception hours, the key must be deposited in the black check-out box, which is located to the left of the reception. In any case, the dishes must be washed and cleaned up yourself.

Obligation to cooperate

The guest / tenant is obliged to check the inventory of the rental property himself at check-in and to report any defects to Easy Living within 24 hours. Subsequent complaints cannot be considered. The guest / tenant is obliged to immediately report any damage caused by him during his stay.

Final cleaning fee

A final cleaning fee, the amount of which varies depending on the amount of work there has to be done, will only be charged if the apartment / room was left excessively dirty.

Occupancy

Each apartment may only be occupied by the number of people specified in the contract (children and toddlers included). If the number of people stipulated in the contract is exceeded, Easy Living is entitled to immediately terminate the contract with retention of the rent already paid.

Cancellation / rebooking

A booking must generally be canceled in writing. The decisive factor is the date of receipt of a cancellation at Easy Living. The following fees are charged for cancellations:

Pets

Bringing dogs is - except in shared apartments - allowed on request and against a surcharge, provided they are clean, calm and well-behaved dogs. The surcharge depends on the length of stay as well as the size and breed of the dog. The guest / tenant is responsible and liable for any damage that may be caused by the dog.

No Smoking

Smoking is strictly prohibited in all apartments / rooms as well as in all corridors and public areas.

Disturbance

Any kind of disturbance of such as loud music, parties, etc. is prohibited. In the event of violations, Easy Living reserves the right to remove the guests responsible for the disturbance from the apartment and to retain the deposit as compensation for the expenses incurred.

Access permit

The tenant allows Easy Living to view the apartment he has rented at any time from Monday to Friday from 9 a.m. to 6 p.m. without prior consultation with the tenant.

Video surveilance

For the safety of all guests, the entrance and corridor area is constantly monitored by video.

Kitchen cleaning

The tenant is responsible for cleaning the kitchen, dishes and cutlery. The common kitchen must be tidied up after each use and left in a clean, tidy state on departure. In the case of a heavy dirtiness, a cleaning surcharge of CHF 100.- to CHF 300.- will be charged depending on the work that has to be done to clean it up.

Force majeure

If the use of the rental property is due to force majeure, e.g. due to strikes, wars, earthquakes, national power and water failures or bad weather conditions and no replacement object can be provided, Easy Living's liability is excluded.

Law / place of jurisdiction

Swiss law applies exclusively. Place of jurisdiction is CH-6010 Kriens.
